Mandaluyong restaurant café violates zoning regulations

Re the article 'Renovating a clan home into a restaurant' (Nov. 26, 2024, Build & Design section, The Manila Times):

THIS is to inform you that 'The Giving Cafe' at 858-B A. Mabini Street, Barangay Addition Hills, Mandaluyong City, is operating in violation of the allowable land use in a Residential-2 (R-2) zones as per Mandaluyong City Zoning Ordinance (664, S-2017). As the article confirmed, this 'cafe' is not a small home-based venture where the property owners reside but is a fully commercial business with a restaurant area and function rooms that have a capacity of 180 customers. A restaurant with a capacity of 180 customers will add traffic and noise. Such an establishment will need a parking lot good for at least 36 vehicles, which The Giving Café does not have.
