Unnotarized deed may be proof of contract of sale

Dear PAO,

Lito denied the existence of our agreement regarding the sale of his land. He claimed that the written agreement we signed was not notarized so it will not be admitted as evidence. Moreover, he said that since the document was not notarized then it follows that there is no contract of sale. Is he correct?
